Well honestly, if it comes in light it's only to your advantage. Unless the person does not need to sell the home and it not willing to renegotiate the price. If it comes in higher it's also irrelevant (and you are under no obligation to divulge that to the seller) as the contract price is all that matters.

I had a deal a couple of months ago where the property came in about 10k less than list price. The home owners bitched but they still closed it at that price because they needed to sell it.

Gonna basically have to have armed cops in EVERY school. they do good having them in High Schools etc now but even down to Elementary Level. Maybe have a guard tower and you have to show ID before being buzzed in or something.

I'm often surprised on how many transactions are all cash, I'd say about 25% of my deals are this year. I've got a pending offer now that's all cash too.

The mortgage company ordered the appraisal late last week. We believe it'll happen mid-week to late this week. The mortgage company seems confident we'll still close by 12/17.


Sounds like it's moving along nicely.

On a side note...I hate banks.

I worked in the restaurant biz for years, working alongside many Chefs who were truly talented/nuts. I've seen Chefs throw plates across the kitchen (when a waiter dared question the salad order), breakdown with tantrums that could give most two year olds a run for their money, fire wait staff while a cigarette was still in their mouth, drink openly on the job, pick petty arguments for absolutely no reason...on and on. I can think of only a few Chefs I've met who were more sedate, some even with great senses of humor. One guy I knew who was about my age, liked to keep broken dishes behind the line, so he could pretend to be angry and frighten any new people by blowing up and throwing (already broken or cracked-instead of toss them he held onto them for this) dishes. Long hours (easily 60+) in the heat, generally low pay (until you get your own place or become a partner, and even then nothing is guaranteed), a feeling of thanklessness and the reality that most FOH staff make more for half the time put in, don't make happy campers back there. Add in a talented chef and you'll get all that PLUS a fragile ego that must be constantly coddled.

To me, mountains are beautiful, and the ascent a spiritual undertaking. It's about reminding oneself how puny one is in the grand scheme of things, how fleeting our time on this rock is.

The sensation of being on a mountaintop on a full moon, with clouds hurling literally around you is something I could never hope to fully relate.

It's another world up there, and you only know it if you know it.

A have a deep rooted affinity for the mountains and feel the same way. Others I know could care less about them. Thankfully my wife shares my sentiment. Much of our time together has and will involve exploring and spending time in the rockies. I'll snow shoe, hike, ski....do it anyway I can.

Talk about a stupid way to die. I mean it's literally NO point to climbing a mountain. It accomplishes nothing. It's not like you're trying to find the original Kwik-E-Mart or something up there.

I've done hikes (on trails) that lasted a few hours and hit peaks around 11k up. It's a pretty awesome feeling to be up so high. I could only imagine the feeling of accomplishment one must have to climb a mountain such as Everest. Highly unlikely however, that it would be my cup of tea. That being said, I could understand the drive to undertake something like that.
